Move-In Qualifications
About our Program:
Walton Place I and II provide rent-restricted housing for residents whose income does not exceed the maximum allowable income for their household size. Walton Place I and II have set asides for households at the 30, 50, 60, and 80% AMI levels; each unit is designated as a specific income set aside. Each vacancy will require a new household to income qualify at the designated set aside amount based on income and household size.
Please note, select 3-bedroom homes at this community require a large household set-aside, meaning the number of occupants in the home must be 4 or more in order to be eligible to lease the unit. Please contact leasing staff prior to submitting an application to determine your eligibility.
The total annual income must be at or below the following income limits depending on number of occupants in the household*.

Qualifying for our community
There are (2) parts of the application and qualification process which must be met prior to being approved for move-in:
- Screening application: The screening application includes a credit, criminal, and landlord reference check. A non-refundable screening fee of $44 per household member 18 years of age and above will be due at the time of the application and is non-refundable. There is also a $150 refundable holding deposit required at this time. Before applying, please review our screening criteria on the documents page linked below.
- Income verification and eligibility: After screening approval, applicants must complete REA forms and provide ID, income documentation, birth certificates (for minors), and student status info. Most full-time student households are not eligible unless exceptions apply.
Our compliance team will verify anticipated annual income for the first 12 months after move-in. They certify eligibility and re-certify annually. Households qualifying for a disability set-aside may also apply please contact leasing staff with questions.
